Who you are dealing with
Scheidemantle Commercial is a trading name of MyCashFlowCoach, LLC. Business valuation work is performed personally by Ron Them. Commercial real estate brokerage is provided separately by Sharon Scheidemantle, a licensed Pennsylvania real estate salesperson.
What you are buying
A written Valuation Analysis and Opinion of Value, prepared from financial statements and information you supply.
- Fee: $895, a single flat charge, taken before the analysis is delivered.
- Turnaround: three to five business days, counted from when we have a complete set of documents — not from the date of payment.
- Delivered as: a written report covering the business, the real property, or both, depending on what you engaged us for.
What this is not
This matters, and we would rather say it plainly than bury it.
- It is not an appraisal, and it is not certified. In Pennsylvania an appraisal is a licensed act performed by a certified appraiser. This analysis is not that, and must not be presented as that to a lender, a court, or a taxing authority expecting one.
- Where the analysis covers real property, it is a broker price opinion prepared under a Pennsylvania real estate license — again, not an appraisal.
- It is not investment, legal, or tax advice. It is an informed opinion of value. Decisions you take on the strength of it are your own, and we would encourage you to take them with your attorney and your accountant.
What we need from you
The opinion rests on the figures you provide. We read them closely and we will tell you where they look inconsistent, but we do not audit them and we cannot verify what we are not shown. An analysis built on incomplete or inaccurate documents will be wrong, and the responsibility for the accuracy of what you supply is yours.
If we need something further to finish the work, we will ask. The turnaround clock pauses until it arrives.

Governing law
These terms are governed by the laws of the Commonwealth of Pennsylvania.
Changes
If these terms change, the revised version is posted here with a new date at the top. The terms that apply to your engagement are the ones in force on the day you paid.
